What Do Airbnb Hosts in Chilliwack Need in a Turnover Clean?
A Chilliwack turnover needs four things a standard house clean does not: hotel linen handling with a spare set on site, a hard checkout-to-checkin window, a photo report per turnover, and fragrance-free products, because scent complaints from guests with asthma cost review points that are hard to win back.
What makes a short-term rental turnover different from a house clean?
A house clean is judged by the person who booked it. A turnover is judged by a stranger who arrives four hours later, is tired, and is already deciding what number to type into a rating box. That changes the job in four specific ways.
It is a reset, not a deep clean. Light soil, high frequency, and a fixed standard every single time. Consistency matters more than intensity, because a guest is comparing your unit to the last one they stayed in, not to how it looked last month.
It is time-boxed. Checkout at 11am and check-in at 3pm gives four hours, and that window is not negotiable when a guest is driving in from Vancouver. A house clean that runs 40 minutes long is an inconvenience. A turnover that runs 40 minutes long is a bad review.
Linen is part of the job. In a house clean, laundry is an optional add-on. In a turnover it is the critical path.
It is inspected by someone who does not know you. They will open the microwave, look under the bed, and check the shower drain. A photo report protects you when the complaint is about something that was fine when the cleaner left.
Why does cleaning product smell cost you review points?
Because a meaningful share of your guests react to it, and because “smells like chemicals” is the kind of complaint that reads as a cleanliness failure even when the unit is spotless.
Survey research across four countries found 32.2 percent of adults report adverse health effects from fragranced consumer products, with 15.7 percent reporting health problems from being in a room cleaned with scented products and 17.4 percent from air fresheners or deodorisers (Steinemann, 2019). Among people with asthma the figure rises to 57.8 percent, including respiratory problems in 43.3 percent, migraine in 28.2 percent and asthma attacks in 27.9 percent. These are self-reported figures rather than clinical diagnoses, so treat them as a description of how many people notice and mind, which is exactly the number a host cares about.
Now put that against your booking mix. If roughly one guest in six notices a scented room, and one in three of the ones with asthma has a genuinely bad night, you do not need many of them to pull a 4.9 down to a 4.7. The failure mode is quiet: most of them will not message you, they will simply mark cleanliness down and mention a smell.
The fix is cheap and complete. Clean fragrance-free, skip the plug-in, and do not spray anything at the end. Health Canada advises minimising scented products such as plug-in and aerosol air fresheners, because they mask odours by producing volatile organic compounds that can cause breathing problems, headaches and irritation (Healthy Home Guide). A unit that smells of nothing reads as clean to everyone. A unit that smells of lemon reads as clean to some people and as covered-up to the rest.
There is a Chilliwack angle to this too. Wood heat is common here, and the FVRD’s Air Quality Management Plan attributes 27 percent of regional PM2.5 emissions to intentional indoor and outdoor wood burning, with asthma and COPD rates in FVRD municipalities reported above the BC average. Guests arriving in smoke season are already breathing badly. Do not add to it.
How should linen be handled on a turnover?
Linen is the difference between a turnover that finishes on time and one that does not. The rule is simple: the clean set goes on immediately, the dirty set leaves the building.
- Keep two or three full sets per bed, plus the same for bath. One on the bed, one in the cupboard, one in the wash.
- Do not wait on a domestic washer. A single load through a household machine and dryer is 2.5 to 3 hours. That is your entire window gone on one bed.
- Strip before you clean, remake at the end. Stripping first gets the laundry moving and stops you dropping fresh linen on a surface you have not wiped yet.
- Inspect every piece as it comes off. Makeup on a pillowcase, a burn, a stain that will not come out. Catching it now means you replace it before a guest sees it, not after.
- Protectors on every mattress and pillow, changed on a schedule. They are cheap, and they are the reason a mattress lasts.
- Log what left and what came back. Linen walks out of short-term rentals constantly, usually inside a laundry bag by accident.
Duvets, mattress protectors and shower curtains need a named rotation as well, monthly or quarterly depending on turnover volume. Put the rotation in the contract, because otherwise it is nobody’s job.
What belongs in a Chilliwack turnover checklist?
Chilliwack’s short-term rental demand is lake and mountain driven, which means Cultus Lake and Harrison traffic in summer, hiking and river traffic in the shoulder seasons, and guests who arrive with wet gear, sand and dogs. Build the checklist around that.

Two Chilliwack-specific additions. First, descaling is a real line item here, not a nicety. Mineral scale is mostly calcium carbonate deposited wherever hard water is heated or evaporates, which means kettles, shower heads, glass doors and taps. Citric acid dissolves it, but it needs dwell time, so it goes on early in the turnover and gets rinsed at the end. Where glass has been left long enough to etch, it is permanently damaged and no product will restore it. Second, in smoke season, HEPA vacuum before you wipe and change the air cleaner filter on a schedule, because a unit that smells of campfire will be reviewed as dirty.
What should a host specify in a cleaning contract?
Most host and cleaner disputes come from things nobody wrote down. Put these in writing before the first turnover.
- The window. Checkout time, check-in time, and what happens when a guest leaves late. Name a same-day emergency rate so nobody has to negotiate it at 1pm.
- The scope, room by room. Attach the checklist. Say which items are every-turnover and which are periodic, and price the periodic ones separately.
- Linen responsibility. Who owns it, who launders it, where it is stored, and how many sets are on site.
- A photo report per turnover. Time-stamped, every room, plus the fridge and the bins. This is the single most useful thing a cleaner can give a remote host, and it settles damage disputes with guests before they start.
- Damage and left-behind items. How they get reported, how fast, and to whom. A photo of the damage before anything is moved is what you need for a claim.
- Restock and par levels. A list with quantities, and who buys the consumables.
- Products. Say fragrance-free explicitly, and ask for the product list. If a guest with a scent sensitivity asks what was used in the unit, you want to be able to answer.
- Coverage. WorkSafeBC registration and liability insurance, with a certificate available. Somebody working unsupervised in a building you own should be covered.
On the products point, be specific rather than green-flavoured. There is no legal definition of “natural” or “eco-friendly” for cleaning products in Canada, so those words on an invoice mean nothing on their own. A named product list does. Do natural products actually work for turnover cleaning?
For this job, yes, and we will be precise about why. Turnover work is light soil at high frequency, which is exactly the case where mechanical cleaning does the work. A microfibre system with a plain detergent removed 95 percent of surface microorganisms versus 68 percent for a cotton string mop with the same detergent, and adding a disinfectant to the microfibre system produced no further improvement (Rutala, Gergen & Weber, 2007). Frequency plus good mechanical technique beats chemistry on ordinary surfaces.
The honest limits. Vinegar and baking soda are cleaners, not disinfectants: vinegar eliminated fewer than 3 log10 of S. aureus and E. coli and baking soda fewer than 3 log10 of all pathogens tested, while registered disinfectants achieved 5.6 to 8.2 log10 reduction (Rutala et al., 2000). Where a unit genuinely needs disinfecting, after a guest illness or on a food-contact surface, we use a product carrying a Health Canada DIN and observe its contact time. Anyone telling you a vinegar spray sanitises a rental is selling you a story.
