Which parts of Abbotsford do you clean?
All of it, but not all of it the same way. The city runs from townhouse density at Clearbrook to five acre parcels on the Prairie, and those are different jobs with different prices.

The densest part of the city and the bulk of our recurring work. Townhouses, older ranchers and a lot of legal secondary suites, which the city permits and maps in its own open data. Suites mean small, frequent move-out cleans on a tenant's deadline.

Sandy Hill, Auguston and East Abbotsford
Newer stock on the hill, more glass, more ensuites, more shower screens. This is where hard-water film is most visible, because a clear glass panel shows every mineral deposit that a tiled wall hides.

Farmland and acreage. Long driveways, mudrooms that do real work, and dust that blows in from tilled fields for weeks in spring and again after harvest. Entry mats and hard floors carry most of that load.

Almost entirely on private wells rather than city supply, so hardness varies house to house and we test rather than assume. Quoted by the property, not by bedroom count.
How does Abbotsford's water change the clean?
This is the single most practical difference between cleaning a house here and cleaning one in Surrey, and almost nobody mentions it.
Abbotsford and Mission share a water system fed by 19 groundwater wells. The commission's own annual report puts hardness between 72 and 218 mg/L as calcium carbonate, describes the supply as moderately hard, and states that none of it is treated for hardness (2025 annual water quality report, City of Abbotsford). Metro Vancouver water, which is what Surrey and Maple Ridge get, runs at roughly 3 to 4 mg/L (hardness comparison). Anything under 60 mg/L counts as soft. So the two ends of our service area are not slightly different, they are at opposite ends of the scale.

Citric acid is one of the seven things on our list of what we actually use, and hard water is the reason it is on there. It also has a limit: acid does not go on natural stone or unsealed grout, so those get a different method.
What does Abbotsford's climate do to a house?
Abbotsford gets rain on about 174 days a year, more often than any other city in Canada (Current Results), totalling roughly 1,337 mm (1990 to 2020 normals). The volume is not the interesting part. The frequency is. It means wet entryways most of the year, sustained indoor humidity, and mildew that starts in bathrooms, window reveals and the cold corner of a north-facing bedroom before anyone notices it.
The standard answer to that in this region is bleach. Both CCOHS and Health Canada say otherwise: clean household mould with soap or detergent and water, and keep indoor relative humidity between 30 and 50 per cent. Bleach is not recommended for it, and it makes toxic gas if it meets an acid or an ammonia cleaner. That is the federal position, not ours.
Then there is the air. The FVRD's own Air Quality Management Plan attributes 49 per cent of regional PM2.5 and 99 per cent of ammonia emissions to commercial, industrial and agricultural operations, including livestock, tillage and composting, and another 27 per cent of PM2.5 to intentional wood burning. The same plan reports asthma and COPD rates in FVRD municipalities, Abbotsford included, above the BC average. Two of the district's six monitoring stations are in this city.
We are not going to claim cleaning fixes outdoor air. What it does mean is that a house here already carries a particulate load before anyone opens a bottle, which is the argument for HEPA filtration and damp microfibre over anything that sprays, and for not adding a fragrance to a room where somebody is already wheezing.

All seven, and post-construction is busier here than anywhere else on this list. Ottawa put $179 million into new rental homes across Abbotsford, Langley and Surrey, and every one of those units needs its drywall dust taken out before anyone moves in.

Two things price differently in Abbotsford. Acreages and anything on the Prairie are quoted by the property rather than by bedroom count, because a private well means we do not know the hardness until we test it, and because the drive out to Bradner is real time. Bathrooms on hard water carry more minutes than the same bathroom in Surrey does. We would rather put that in the quote than discover it on the day and rush.

Who else cleans without chemicals in Abbotsford?
Honestly, nobody with proof. The only cleaning company in British Columbia we found holding real third-party certification is AspenClean, which is EWG Verified, Ecocert and Leaping Bunny, formulates its own products, and has done since the early 2000s. Its published service area is Metro Vancouver: Vancouver, the North Shore, Burnaby, Richmond, the Tri-Cities and New Westminster. Abbotsford is not on it. Neither is Mission or Chilliwack.
That is a fact about coverage, not a criticism of them. What it means for you is that the companies serving Abbotsford with a green claim are, as far as we could check, all self-describing. Nine of the ten eco-positioned firms in our research name no certification and, in most cases, no product either. We are not asking you to take our word for it instead. Do you clean the whole of Abbotsford, including the acreages?
Yes. Clearbrook, Abbotsford West, Sandy Hill, Auguston, Matsqui, Mt. Lehman, Bradner and the Sumas Prairie. Acreages are quoted by the property rather than by bedroom count, because a farmhouse on its own well is a different bathroom job from a townhouse on city supply, and because the drive matters.
Will natural products actually shift Abbotsford hard-water scale?
Light and moderate film, yes. Citric acid dissolves calcium scale properly, it just needs dwell time rather than muscle, which is why we leave it working while we do the rest of the room. Where we will not overpromise is glass that has been left for years: hard water etches the surface of the glass itself, and no product of any chemistry reverses that. If your screen is etched we will tell you, rather than charging you to scrub it.
Why is the water so much harder here than in Surrey?
Different source. Abbotsford and Mission draw from 19 groundwater wells that test between 72 and 218 mg/L, and the supply is not treated for hardness. Surrey and Maple Ridge get Metro Vancouver surface water off the North Shore mountains at roughly 3 to 4 mg/L. The two cities are 40 minutes apart and their bathrooms behave nothing alike.
Do you use bleach on mould? It rains constantly here.
No, and that is not us being precious. Health Canada and the Canadian Centre for Occupational Health and Safety both say to clean household mould with soap or detergent and water, and specifically do not recommend chlorine bleach for it. We clean surface mould on non-porous surfaces. Once it is inside drywall, insulation or caulking, or covers more than about a square metre, it is a remediation job and we will say so.
Is there anyone else doing certified natural cleaning in Abbotsford?
Not that we could find. AspenClean is the only BC cleaner we know of holding real third-party certification, and its published service area covers Metro Vancouver and does not include Abbotsford. Several Abbotsford companies describe themselves as eco-friendly or non-toxic. None of the ones we checked names a product, publishes an ingredient list or cites a certification.
