Which parts of Maple Ridge do you clean?

A century-old mill town at one end, new subdivisions in the middle, and forest and farmland at the other. The housing tells you which job it is.

  • Haney town centre and Hammond

    The oldest stock in the city. Painted trim, deep window reveals, timber floors and a lot of houses divided into suites. Older buildings hold damp differently from new ones, so lower-floor rooms and bathroom ventilation get the most time.

  • Albion, Cottonwood and Silver Valley

    Where the building is. Newer detached homes and townhouses, more glass, more ensuites, and drywall dust in the streets that have just handed over. Most of our post-construction work in this city is here.

  • Websters Corners, Whonnock and Ruskin

    Acreages, forest and private wells. Hardness varies property to property, mudrooms do real work, and drives are long enough that we group these visits rather than scatter them through the week.

  • Pitt Meadows

    Same routing, same prices, same water. Flat, agricultural, and mostly newer housing near the town centre. It shares this page rather than getting a thin one of its own.

How does Maple Ridge water change the clean?

It depends which side of the network you are on, and that is not a detail we can guess from a postcode.

Maple Ridge is a Metro Vancouver member, so the city network carries the same water as Surrey and Vancouver: snowmelt through granite rather than limestone, at roughly 3 to 4 mg/L as calcium carbonate (hardness comparison), with the pH and alkalinity raised deliberately to reduce copper leaching from household pipes. Under 60 mg/L is soft. Out east, past the edge of the network, properties are on private wells, and wells across this part of the valley run far harder. For comparison, the Abbotsford-Mission wells test 72 to 218 mg/L, untreated.

The soft-water half of this city is the strongest case anywhere in our territory for plant-derived surfactants, because almost all of the work is soil removal and rinsing rather than chemistry. On the well side, citric acid does the extra job, and it never goes on natural stone or unsealed grout.

What is different about Maple Ridge housing?

Age, and the fact that it is changing fast. The city adopted updated area plans for Albion, Hammond, Silver Valley and the Town Centre in November 2025 to meet provincial housing targets, which in plain terms means more density in Hammond and the town centre, more building in Albion and Silver Valley, and more suites everywhere. For a cleaning company, more suites means more small move-out cleans on short notice, and more lower-floor rooms where damp shows up first.

Older housing behaves differently from new housing in a wet climate. Deep window reveals, painted trim, single-glazed windows and quieter ventilation all mean condensation sits where it lands. Mildew turns up in bathroom fan grilles, on the cold side of exterior walls and behind furniture pushed against them. The reflex answer here is bleach. CCOHS and Health Canada both recommend soap or detergent and water instead, and keeping indoor humidity between 30 and 50 per cent. We clean surface mould on non-porous surfaces. Anything inside the wall is a remediation trade and we will tell you so.

One thing we will not do is import the eastern valley's air quality numbers. The FVRD plan that reports above-average asthma and COPD rates covers Abbotsford, Mission, Chilliwack, Kent and Hope. Maple Ridge is in Metro Vancouver. Those figures belong on those pages, not this one.

Who else cleans without chemicals in Maple Ridge?

Maple Ridge sits in an awkward gap. The two British Columbia cleaners with the strongest natural-product credentials both publish service areas that stop before they reach it. AspenClean, which is EWG Verified, Ecocert and Leaping Bunny certified and makes its own product line, lists Vancouver, the North Shore, Burnaby, Richmond, the Tri-Cities and New Westminster. Ecospruce, which claims plant-based products, lists most of Metro Vancouver plus Surrey, Langley and Delta. Neither list includes Maple Ridge.

Local companies do serve this city on a non-toxic positioning, and at least one is Maple Ridge based. What none of the ones we checked publishes is the product list itself, or a certification, or a safety data sheet. That is the gap we are trying to fill, and it is a low bar: we publish every product we use and every one we refuse to, and a page on the jobs we turn down. Both are worth five minutes before you hire anyone, including us.

A one bedroom basement suite is not a three bedroom house, and the table above assumes a three bedroom house, so suite move-outs come in below those numbers. Acreages at Websters Corners, Whonnock and Ruskin go the other way and are quoted by the property: a private well means descaling time we cannot predict from a floor plan, and the drive is real.

For context, published move-out quotes across the Vancouver metro area run roughly $280 to $550 for a typical home, which is where our $380 starting price sits.

Which parts of Maple Ridge do you cover?

Haney and the town centre, Hammond, Albion, Cottonwood, Silver Valley, Websters Corners, Whonnock and Ruskin, plus Pitt Meadows. Eastern acreages and anything on a private well are quoted by the property rather than by bedroom count, because the water and the drive both change the job.

Is Maple Ridge water soft?

On the city network, yes, very. Maple Ridge is a Metro Vancouver member and the supply comes off the North Shore watersheds at roughly 3 to 4 mg/L as calcium carbonate, where anything under 60 mg/L counts as soft. That means almost no scale on glass or fixtures. What it does mean is soap that lathers easily and rinses poorly, which is where the slick film on a tub comes from. The answer is less product and more rinsing, not a stronger cleaner. Properties east of the network on private wells are a different story entirely.

We have a basement suite. Does it get cleaned differently?

Yes. Lower-floor rooms in this climate hold humidity, so we work on the moisture-prone parts first: bathroom fan grilles, window reveals, the backs of wardrobes on exterior walls, and the corner where the floor meets an exterior wall. We clean surface mould on non-porous surfaces with detergent and water, which is what Health Canada and CCOHS actually recommend. If it is inside drywall or insulation, or bigger than about a square metre, that is remediation and we will say so.

Do the Fraser Valley air quality statistics apply to Maple Ridge?

No. The FVRD Air Quality Management Plan that reports above-average asthma and COPD rates covers Abbotsford, Mission, Chilliwack, Kent and Hope. Maple Ridge is in Metro Vancouver, so those figures are not ours to use here and we do not. The part that travels anywhere is indoor: a 2023 study of 30 cleaning products found 530 volatile organic compounds emitted, 193 of them hazardous, and that included products sold as green.

Are there other natural cleaning companies serving Maple Ridge?

A few local companies position on non-toxic products, and at least one is Maple Ridge based. What is missing is certification. The two BC operators with the strongest natural-product credentials, AspenClean and Ecospruce, both publish service areas that stop short of Maple Ridge.
