Surrey is six towns wearing one name, and the housing in each is different enough that the job is different too.

How does Surrey's soft water change the clean?
It removes one problem and creates a different one, and the second one is the reason your tub looks dull an hour after it was cleaned.
Surrey drinks Metro Vancouver water: snowmelt off the North Shore mountains through granite rather than limestone, which is why it comes out at roughly 3 to 4 mg/L as calcium carbonate (hardness comparison). Anything under 60 mg/L is soft, so this is soft by a wide margin. Metro has also raised the pH and alkalinity of the supply to reduce copper leaching from household pipes. Compare that with Abbotsford and Mission, 40 minutes east, whose wells test between 72 and 218 mg/L untreated. Same region, opposite ends of the scale.

This is a genuine argument for plant-based products rather than a marketing one. Most of what a Surrey bathroom needs is surfactant, agitation and rinsing, and plant-derived surfactants do that job exactly as well as petroleum-derived ones.
What is different about cleaning in Surrey?
Density and turnover. Surrey is the largest city we serve, it has more strata housing than the rest of our territory combined, and it is still building: nearly 600 new homes proposed across three sites and a share of a $179 million federal rental announcement covering Abbotsford, Langley and Surrey. New buildings mean first-occupancy cleans and drywall dust. Suites and rentals mean move-out cleans.
Sealed buildings are the other half of it. In a condo or an office nobody in the room chose the cleaning products, and there is nowhere for the vapour to go. A 2023 peer-reviewed study of 30 cleaning products found 530 unique volatile organic compounds emitted, 193 of them hazardous (EWG summary, the study itself). Read that honestly and it cuts both ways: the same study covered products marketed as green. Which is exactly why we publish what we use instead of calling ourselves green and leaving it there.
One thing we will not do is quote the Fraser Valley Regional District's asthma and COPD findings on this page. That plan covers Abbotsford, Mission, Chilliwack, Kent and Hope. Surrey is in Metro Vancouver, and borrowing a statistic from the wrong district is exactly the kind of thing this site exists not to do.
Do you clean in Cloverdale?
Yes. It is a section here rather than its own page, and that is deliberate.
Cloverdale is a neighbourhood of Surrey, not a separate municipality. Plenty of cleaning sites publish a standalone Cloverdale page that is the Surrey page with the name changed, which helps nobody. Same crew, same prices, same products as the rest of Surrey. What is genuinely different is the housing: heritage stock around the old town centre, newer subdivisions pushing east toward Clayton, and acreages beyond that.
Two practical notes. Properties on Surrey supply get the soft-water method above, so soap film rather than scale. Properties out past the edge of the city network on their own water are closer to an Aldergrove or Abbotsford job, and we will ask which you are on before quoting. And older Cloverdale houses often have original wood floors and unsealed grout, both of which are places acid does not go, so those get microfibre, hot water and a pH-neutral cleaner instead.

For context: a three bedroom South Surrey move-out is quoted from $429 elsewhere in this market, as a flat rate for a two person crew over five or six hours, and Surrey move-out quotes generally run $250 to $700 and up. Ours starts at $380 for a typical empty three bedroom.

Surrey water is soft. Does that make cleaning easier?
Easier in one way, harder in another. Metro Vancouver water runs at roughly 3 to 4 mg/L, which is very soft, so there is almost no scale on glass or fixtures and acids do very little useful work here. What soft water does do is make soap hard to rinse off. That is where the slick film on a tub, the dull patch on a shower floor and the residue on tile comes from. The fix is less product and more rinsing, not a stronger cleaner.
Do you clean strata common areas and secondary suites?
Both. Surrey has a formal, permitted secondary suite framework, so suite turnovers are a regular part of our week, usually as small move-out cleans on a tight deadline. For strata we work to a fixed schedule with a published product list, which tends to matter to councils in buildings with children, pets or anyone with asthma on the strata roll.
What does a new build in Clayton or Grandview actually need?
Dust removal, not chemistry. Fine drywall dust settles in window tracks, door reveals, closet shelving and light fittings, and it keeps reappearing for weeks. We take it out with a HEPA vacuum first and damp microfibre second, in repeat passes. Anything sold as a construction-dust dissolver is mostly a smell.
Do the Fraser Valley air quality figures apply to Surrey?
No, and we will not pretend otherwise. The Fraser Valley Regional District plan that reports above-average asthma and COPD rates covers Abbotsford, Mission, Chilliwack, Kent and Hope.
