How much does a clean cost? Here is how we work it out.
Every clean is quoted, not read off a rate card. The number is built from floor area and the number of bathrooms first, then how often we come, the condition the place is in, pets, stairs and clutter. You get it in writing the same working day, with the full product list attached, and it does not move afterwards unless you hear why before we start. GST is added on top, as its own line. For context, Lower Mainland cleaners published rates of roughly $40 to $55 an hour in 2026, and $55 to $70 for natural-product operators.
Thirteen of the twenty cleaning companies we looked at across Abbotsford, Langley, Surrey, Chilliwack, Mission and Maple Ridge publish nothing at all: no prices, and no account of how a price is reached either. We will not publish a price list we cannot honour for a house we have not seen. What we will publish is everything standing behind the number: what we count, what changes it, what is always in it, and what never gets added at the end.
How is each service priced?
Every service is quoted rather than listed, because pricing a house from a web form is a guess, and a guess is what gets revised on your doorstep. So here is the input side: what each clean includes, what the quote is built from, and how long the work usually takes. Measure any number you are given against that time column, ours or anyone else's.
| Service | What it covers | What sets the price | Typical time on site |
|---|---|---|---|
| Recurring Home Cleaning | Kitchen, bathrooms, floors, surfaces, mirrors and glass, bins, and beds remade if you want them. The same checklist every visit, set by you. | Quoted by home size and how often. Floor area and the number of bathrooms set most of it. How often we come decides how much has built up in between. | 3 to 5 hours |
| Deep Cleaning | Everything in a recurring clean, plus inside the oven and fridge, baseboards, door frames, light fittings, window tracks, vents and behind whatever moves. | Quoted after a walkthrough. Condition, more than size. Time since the last proper clean decides how many surfaces need dwell time. | 5 to 10 hours |
| Move In & Move Out Cleaning | The whole place empty. Inside every cupboard and drawer, all appliances, closets, marks on walls, and the window tracks the inspection always checks. | Quoted by home size. Size, plus how much of the inspection list applies. Cupboard and appliance interiors are where the hours go, not the open floor. | 5 to 7 hours |
| Airbnb & Short-Term Rental Turnover | A full reset between guests. Linen stripped and remade, consumables checked, and a photo report sent when we lock up. | Quoted per turnover. Unit size and the turnaround window. Linen, restocking and a same-day slot between guests each add to it. | 1.5 to 3 hours |
| Office & Small Workplace Cleaning | Desks, kitchens, washrooms, floors and touch points on a fixed evening or early-morning schedule, with the product list posted where staff can read it. | Quoted after a walkthrough. Floor area, washroom count and how many nights a week we come. Whether we supply the paper and soap changes the invoice too. | Set by floor area |
| Commercial & Janitorial Contracts | Scheduled janitorial for clinics, daycares, salons, strata common areas and light industrial, with a published product list. | Quoted after a walkthrough. Scope and schedule, agreed at the walkthrough and then fixed monthly, so the budget line does not move. | Set by contract |
| Post-Construction & Renovation Cleaning | HEPA vacuuming and damp microfibre, in repeated passes, until the fine drywall dust stops coming back the next morning. | Quoted by square footage. Square footage and how much drywall dust is left. Two passes or three is the whole question, and no web form answers it. | Two or three passes |
| Hourly, for partial cleans and odd jobs | Where a flat rate does not fit: half a house, a single room, help before guests arrive, a top-up between recurring visits. | Quoted by the hour, per cleaner. Used only where the job has no fixed edges. You are told the rate before anything is booked. | Minimum 2 hours |
Times are the ranges Lower Mainland operators report for a three bedroom home, not a promise about yours. GST is added to the quote and shown as its own line. We do not price by postcode either: the same job costs the same in Abbotsford, Langley, Surrey, Chilliwack, Mission and Maple Ridge. The one thing that does change with the address is the water, which is covered below.
What makes a quote go up?
Six things, in roughly the order they matter. None of them are a surprise to us, so none of them should be a surprise to you.
-
Square footage, not bedroom count
A three bedroom rancher at 1,100 square feet and a three bedroom two-storey at 2,400 are not the same job, and pricing them the same is how companies end up rushing the second one. Floor area and the number of bathrooms drive the time more than anything else on this list. Bathrooms in particular: each one adds real minutes.
-
Pets, and how much they shed
A double-coated dog changes the vacuuming from one pass to three, and hair works itself into upholstery, baseboards and the edges of every room. It also changes what we bring: several essential oils sold as natural cleaners are toxic to cats, so a house with a cat gets a shorter product list, not a longer one.
-
How long since the last proper clean
This is the single biggest swing. Soil that has been sitting needs dwell time, and plant-based degreasers need more of it than a caustic oven spray does. We would rather charge you once for a deep clean and then quote the recurring work against a house that is already back to baseline, than pretend a first visit to a neglected kitchen takes three hours.
-
Hard water, if you are in Abbotsford, Mission or on a well
Abbotsford and Mission share a water system that runs hard enough to leave visible scale on shower glass within a week, and rural acreages across Langley, Abbotsford and Maple Ridge are commonly on private wells that are harder still. Citric acid clears it, but slowly, and it needs to be reapplied. Surrey and Maple Ridge sit on soft Metro Vancouver water and have the opposite problem: soap film rather than scale. Same bathroom, different job, different minutes.
-
Stairs
Stairs are slow. They are vacuumed by hand, the risers and spindles are wiped separately, and every trip between floors costs a minute of carrying. Two sets of stairs in a townhouse can add close to an hour over a single-level home of the same square footage.
-
Clutter
Moving objects is not cleaning, but it takes the same minutes. A kitchen counter with eleven things on it is roughly three times the work of one with three. We are not going to make you feel bad about a lived-in house, and we will still clean it. We just cannot quote it as though it were empty.
What is in the price, and what never gets added.
The quote is for the finished job. These are the things people are used to finding as extras at the bottom of an invoice, and where they sit with us.
Always in the price
- Our products and our equipmentWe bring everything: plant-based products, microfibre, HEPA vacuums. It is part of the job, not a line at the bottom of the invoice.
- The full product list, before you commitEvery product named, with safety data sheets, emailed with the quote rather than after you have booked.
- Fragrance-free as the defaultNothing scented goes in unless you ask for it. It is the setting, not an upgrade.
- The same cleaner each visitOn recurring work, the person who learned your house is the person who comes back to it.
- The number in writing firstWhat it costs and what it buys, sent before anyone books a date, so there is nothing to remember differently later.
Never added on top
- A charge for the quoteLooking at the place, in person or from your photos, is not billable work. No visit fee, and no sales call attached to it.
- A city premiumThe same job costs the same in Abbotsford, Langley, Surrey, Chilliwack, Mission and Maple Ridge. Rural properties well outside those areas can carry real drive time, and if that applies to you it is in the quote, named, before you book.
- A markup on paper, soap and linersWhere we do the supplying for a workplace, consumables go on the invoice at cost. A hidden margin on toilet paper is a strange way to start a relationship.
- A premium for the natural productsThe market charges one, as the table further down shows. We do not run a standard tier and a green tier, so there is nothing here to upgrade to.
- A number that moves on the dayIf something we could not see changes the price, you hear it before we start, not on your kitchen counter afterwards.
One thing does get added, and we would rather name it than bury it: GST. Cleaning is a taxable service in Canada, so it goes on the quote as its own line instead of being folded into the total.
How to get a price for your place.
Three steps, and the first one is the only one that needs anything from you.
-
Send the things that set the number
Floor area or a close guess, bathrooms, storeys and stairs, pets, and roughly when the place was last cleaned properly. Photos of the kitchen and bathrooms sharpen it more than any description. Anything anyone in the house reacts to goes in the same form, because it changes what we bring.
-
We price the actual house
From what you have sent, or from a walkthrough where the job needs one: offices, strata common areas, janitorial contracts and post-construction all get looked at in person, because floor area alone does not tell you how much dust is left.
-
You get the number in writing
Same working day for homes, with the product list and safety data sheets attached, and within 24 hours of a commercial walkthrough. No contract, no lock-in, no follow-up sequence. If something we could not see changes the price later, you hear it before we start, and you can say no.
What is the going rate in the Lower Mainland in 2026?
These are market figures published by other operators and by cost guides, collected in September 2026. They are not our prices. We include them because the question behind "what do you charge" is usually "is that a normal number", and you should be able to answer that without taking anybody's word for it, ours included. Every row links to where it came from.
| Market benchmark | 2026 range | Source |
|---|---|---|
| Standard professional cleaning company, per cleaner | $40 to $55 an hour | Yara Cleaning |
| Insured, bonded and background-checked team | $50 to $60 an hour | Clean Pilot |
| Eco or certified natural operator | $55 to $70 an hour | Yara Cleaning |
| Standard clean, three bedroom house | $190 to $270 | Yara Cleaning |
| Deep clean, house | $275 to $550 | Honeybee Cleaning |
| Move-out clean, three bedroom, Langley | $400 to $520 | Mesh Maids |
| Move-out clean, Vancouver metro generally | $280 to $550 | Yara Cleaning |
| Airbnb turnover, published entry price | from $99 | Maidless |
| Inside oven or inside fridge, as an add-on | $20 to $40 each | Yara Cleaning |
Two things stand out in that table. The first is that the natural-product premium is real and quantified: $55 to $70 an hour against $40 to $55 for a standard operator. The second is that the bottom of this market is genuinely cheap, with a Chilliwack company publishing $26 an hour. We do not compete there, and we would rather say so than imply we do. What separates the ends of that range is insurance, WorkSafeBC coverage, a background check on the person in your house, and what is actually in the bottle. The first three you have to ask a company to prove. The fourth is published here in full, product by product.
Some jobs we will not price at any number.
Heavy mould remediation, deep mineral scale, grout whitening, roof moss, hoarding, biohazard and a handful of others are not cleaning jobs, they are other trades. We could take the money and disappoint you, or we could tell you now and point you at the right person. We publish the whole list with the reason for each one and the trade to call instead.
A price, a product list, and no sales call.
Tell us the rooms, the pets and anything anyone in the house reacts to. You get a firm number back the same working day, with the full list of what we would use attached.
The ones we actually get.
How much do house cleaners charge in BC in 2026?
Across the Lower Mainland, a standard professional company charges roughly $40 to $55 an hour per cleaner, an insured and background-checked team $50 to $60, and an eco or certified natural operator $55 to $70. Flat rates are more common than hourly for homes: a three bedroom standard clean runs about $190 to $270 and a deep clean about $275 to $550. Those are figures other companies publish, sourced at the bottom of this page. We quote each job on its own rather than publishing a price list, so what you get from us is a number for your house instead of a range.
How much does house cleaning cost in Abbotsford?
Abbotsford sits slightly below downtown Vancouver for the same size of home, and the same is true of Langley and Surrey, so the market ranges above are a fair sanity check here. One local factor genuinely changes the number: Abbotsford and Mission water is hard, so scale on glass and fixtures takes longer to clear with the mild acids we use. Surrey and Maple Ridge sit on soft Metro Vancouver water and get soap film instead. Same bathroom, different minutes.
Why are there no prices on this page?
Because we will not publish a number we have not agreed to honour for your house. A published number that gets revised on your kitchen counter is worse than no number at all, and it is the most common complaint about this trade. So everything that decides the number is published here instead, and the number itself comes back within a working day of you telling us about the place. What we will not do is quote low, arrive, and change it.
Is GST on top of the quote?
Yes. Cleaning is a taxable service in Canada, so assume GST on top of the price quoted for the work. Your written quote shows it as its own line rather than folding it into the total, so you can see exactly what the work costs and what the tax costs.
Do you charge by the hour or by the job?
By the job, for anything with a defined scope. A flat rate means you are not paying for us to be slow, and we are not rushing a bathroom to protect a margin. Where hourly genuinely fits better, usually odd jobs, partial cleans and one-off help, we quote a rate per cleaner with a minimum of 2 hours, and you are told what it is before anything is booked.
What do you need to know before you can quote?
Square footage or a close guess, the number of bathrooms, how many storeys and whether there are stairs, pets and what kind, roughly when the place was last cleaned properly, and anything anyone in the house reacts to. Photos of the kitchen and the bathrooms sharpen it more than anything else you can send. For an office, a strata or a post-construction site we walk it in person first, because floor area alone does not tell you how much dust is left.
What makes one house cost more than another of the same size?
Six things, mostly. Square footage rather than bedroom count, pets and how much they shed, how long it has been since the last proper clean, hard water scale if you are on an Abbotsford, Mission or well supply, stairs, and clutter. Clutter is the big one, because moving objects is not cleaning but it takes the same minutes.
