How Much Does Move-Out Cleaning Cost in Langley?
Published 2026 Langley move-out rates run about $200 to $320 for a studio, $280 to $350 for a one bedroom, $320 to $420 for two bedrooms, $400 to $520 for three and $500 to $650 for four. Condition, not just size, sets the final number, and GST is added on top.
What does move-out cleaning cost in Langley in 2026?
Move-out cleaning is the most price-transparent service in this market, because buyers search it with money in hand and companies have learned to publish. Here are the published 2026 Langley figures, before GST.

For context outside Langley: Surrey runs $250 to $700+ depending on size and condition, and metro Vancouver generally sits at $280 to $550 (Yara Cleaning). Langley and Surrey flat rates land slightly below downtown Vancouver for the same unit size, which is the one clear inter-city gap in the data. Everything else is inside the noise.
All of these are market benchmarks collected in September 2026, not quotes. GST is added on top of every cleaning figure in Canada. Ask whether a number you are given is tax-in or tax-out, because it is a five percent swing on a $500 job.
What is actually included in a move-out clean?
An empty unit, cleaned to the standard section 37(2) of the Residential Tenancy Act asks for, which is “reasonably clean, and undamaged except for reasonable wear and tear”. A standard move-out scope includes:
- Kitchen: inside and outside every cabinet and drawer, inside the fridge and freezer including the door seals, inside the oven and under the elements, the range hood and its filter, the dishwasher including its filter, sink and taps descaled, counters, and behind the appliances where they move
- Bathrooms: shower glass and tile descaled and de-scummed, taps and shower heads, toilet including the base and behind, vanity inside and out, mirror, exhaust fan cover, floor
- All rooms: light fittings, switch plates, door frames and door tops, baseboards, window sills and tracks, interior window glass, closet shelving and rails, floor vents
- Floors: vacuumed then washed, hard floors edge to edge
- Finish: all rubbish removed, keys and fobs accounted for
What is commonly extra, and should be named on the quote rather than assumed: carpet steam cleaning, exterior windows, walls washed beyond spot cleaning, garage or storage locker, balcony pressure washing, appliance removal, and any rubbish left behind by the previous occupant. Published add-on pricing in the region runs about $20 to $40 for an oven, $20 to $40 for a fridge and $40 to $80 flat for interior windows (Yara Cleaning), though most move-out packages fold the oven and fridge in by default. Confirm that they do.
Why do two Langley quotes for the same size home differ?
Because past a certain point condition drives the price more than square footage does. Six factors, in rough order of how much they move a number:
- How long since the last real clean. A unit maintained through the tenancy is a five hour job. The same unit after three years of no oven cleaning is an eight hour job.
- The oven. Baked-on carbonised soil is the slowest single task in an empty home. It is achievable without a caustic cleaner using washing soda, enzymes or a citrus degreaser, but those need dwell time and agitation where a caustic spray needs neither. Budget real minutes for it.
- Hard water scale. This is where Langley gets specific. The Township draws from eight groundwater wells plus the Metro Vancouver supply, with blending and treatment at the Aldergrove Water Treatment Plant, and homes outside the Township utility are on private or community wells (Township of Langley Annual Water Quality Report). A Willoughby townhouse on Metro water and an Aldergrove acreage on a private well are different bathroom jobs. Scale is calcium carbonate, acids dissolve it, and acids work slowly. Where glass has been etched, it is permanently damaged and cannot be restored by anyone, at any price.
- Pets. Hair in carpet, baseboards and floor vents means slower vacuum passes, and it also triggers the carpet rule below.
- Stairs. Every flight adds vacuum time and stops the crew working from one cart.
- Whether the unit is empty. Almost every company prices an occupied unit higher, because everything gets worked around and nothing gets done in one pass.
The honest limits are worth stating too, because a company that promises everything is about to disappoint you. Mould growing inside silicone caulk cannot be removed by any surface cleaner of any chemistry; the fix is to cut it out and re-caulk, which is a repair. Grout that has gone dark will improve with oxygen bleach and a brush, but no one should promise a colour result. And rust rings in a toilet bowl are a pumice and acid job, not a wipe.
Does move-out cleaning actually protect your deposit?
It helps, but it is the photographs and the timeline that do the legal work. Three facts from the primary sources are worth knowing before you spend anything.
The standard is “reasonably clean”, not “professionally cleaned”. Section 37(2) of the Act sets the test, and RTB Policy Guideline 1 states a tenant is not responsible “for cleaning to bring the premises to a higher standard than that set out in the Residential Tenancy Act”. You are buying time and a good result, not compliance you could not otherwise reach.
Carpets are the real exception. Policy Guideline 1 says that generally, at the end of the tenancy, the tenant will be held responsible for steam cleaning or shampooing the carpets after a tenancy of one year, and may be expected to do so regardless of the length of tenancy where they or another occupant had uncaged pets or smoked in the premises, or where the tenant stained the carpet. If any of those apply to you, book the carpets and keep the receipt.
The deposit has a clock on it. Under section 38(1), once the landlord has your forwarding address in writing, they have 15 days from the later of that date or the end of the tenancy to return the deposit with interest or apply for dispute resolution. Section 38(6) provides that a landlord who does not comply may not claim against the deposit and must pay double.
The arithmetic is usually straightforward. A damage deposit in BC is commonly half a month’s rent. On a $2,200 three bedroom that is $1,100 at stake against a $400 to $520 clean, plus whatever your own two days are worth in the middle of a move. If the unit is a studio you have kept tidy, clean it yourself and photograph it. If it is a family home with an oven nobody has opened since 2023, hire it.

What should you ask before booking a Langley move-out clean?
Seven questions, and any company that hesitates on the last two is telling you something.
- Is the quote flat rate or hourly, and how many cleaners for how many hours? A $450 flat rate is a very different job at two cleaners for six hours than at one for four.
- Is GST in or out?
- Are the oven, the fridge and inside the cabinets included? These are the three items landlords check first.
- Are carpets included, and if not, what do they cost?
- What happens if the landlord finds something? A named re-clean window, for example “tell us within 24 hours and we return”, is a real guarantee. “100 percent satisfaction” with no window is a slogan.
- Are you WorkSafeBC registered, and will you send the clearance letter number? You can verify it yourself at worksafebc.com in about a minute.
- Can you send me the product list for what will be used in the unit? Almost no local company can answer this. It matters more in an empty unit than anywhere else, because the next tenants inherit whatever is left in the air, and increasingly a landlord relisting the unit does not want it to smell of anything at all.
